Hi all,
We own a two-level, 4000sf house in Cinco Ranch that currently only has gutters in the front. After the recent rain my husband, who keeps up all the landscaping, really wants additional gutters so his plants and mulch don't keep getting rained out along the back of the house.

We just had a guy from Costco give us a quote:

1)$3700 to remove the smaller gutters we have and replace gutters that can handle more water around the entire house.
2) $2800 to put better gutters around the part of the house that doesn't have them and leave the current ones there (replacing about 1/3 of the current ones so there are no abutting gutters).
3) $2300 to just wrap around the back of the house which is where we have the most issues with plants and mulch washing out.

Question is do these quotes seem reasonable? If we sell the house how much of this, if any, can we get back? Are #2 or #3 a bad idea for aesthetic reasons? Thanks and I appreciate the advice!

Not sure of the pricing, but regardless you won't recoup any of that in a sale.

I can't speak for the pricing. But you will get $0 back at resale. Sorry. Even if you had no gutters and wanted to add them, I don't see them adding value. It's at the very bottom of buyers needs, if it's even on their list at all.

No return. If you have made any updates or upgrades to the interior now that's a different story.

Gutters are something that I looked for when we were doing our home search. However, it was not like having gutters or not having gutters would change my mind on whether to purchase a home or not and it also would not make a difference in the price that we offered. It was simply a "nice to have". I knew if we bought a home that did not have gutters that I was going to have to go out and purchase them, but knew I would not get any return on it.

We had gutters put on our screen porch. they were seamless aluminum. The porch was 24' long and we had gutters and one downspout put on each side. We paid $900.

Thanks everyone! I figured that they would not add value but wanted to be sure.

First, I guess I assumed all houses had gutters.

Second, is it possible that, while you may not recoup the cost of the gutters, your house may be more attractive to buyers in that you obviously do things to maintain and improve the condition of the home? Perhaps those 'invisible' investments pay off with a home spending less time on the market and you will enjoy the improvements as you make them.

It's like selling a house without plumbing. Adding it has no resale value, but could help in getting it sold

That pricing seems really high. Get a quote from Rain Mizer (Google it). Love those guys.
