Not Nottingham Country (or whatever it is called) in Katy, but the small area between Kirkwood and Wilcrest (even slightly east) and Katy Fwy and Memorial. Other than being a little further out from town, is there any other disadvantage to this area over Spring Valley and Oak Forest? Seems to be a little "less hot" than those areas, meaning a fraction easier to find something without selling my firstborn?

Search 77079 on this forum and area info will pop up.

Watch out for the last three streets in Nottingham (closest to freeway) - at one point they were a separate HOA with different deed restrictions. I heard that might change but look into it if you look Kingsride and back.

It is a separate HOA, but that shouldn't matter. Not sure why you felt a warning was necessary. It's a wonderful neighborhood and homes sell very quickly. Lots of new construction going up too.

I would say Nottingham would be above Oak Forest on my list. Mostly due to Spring Branch ISD. But from what I know There are still some areas of Oak Forest that are much cheaper than anthing you can find in Nottingham.

I would second that Nottingham is more preferable than Oak Forest. SBISD is much better. Though, I do not think the area is any "cooler" than Oak Forest. I have friends who have been trying for quite some time to get in the neighborhood without selling their first born. Anything in SBISD south of I-10 is going to be quite hot and also expensive.

I think you'll find that area to be as hot or hotter than either of the others you mentioned and certainly more expensive. It has good schools K-12 zoned to Wilchester, Memorial Middle and Stratford and can be considered within the "inner loop" of the Energy Corridor. Plan on at least $750k for a nice, decent sized house that has no issues and might include a few basic upgrades from the original 60's build.

Bidding wars are the norm, first and second born required!

My second born isn't born yet!!!

The fact that I'm seeing green dots in Nottingham is what gives me hope. All I see are yellow and red in Oak Forest and Spring Valley.

Between Kirkwood, Wilcrest and Memorial there is only one house out of the six listed I would look at. The 2 tear downs are too close to the I-10 for me, both are listed at $1.2M and one backs commercial. Of the other three, one is on a cut through street and the other two within three lots of direct access to either Kirkwood or Wilcrest - ie. too close to busy traffic too allow the kiddies to tool around out front on bikes/skateboards, traffic noise may be an issue but not sure about that.

Nottingham West, west of Kirkwood and north of Memorial, is a different animal and is not considered as desirable as Nottingham/Wilchester or the other neighborhoods south of Memorial.

To clarify what someone said above, the dividing line for Memorial Middle School is Kirkwood. Nottingham West (on the west side of Kirkwood) kids go to a different middle school, but everyone goes to the same high school (Stratford). It's been a while, so I'm not sure if the Nottingham West kids go to Wilchester Elementary, so I can't say for certain about that.

It is my understanding that the back three streets lobbied to stay separate from the main neighborhood as there was a strong majority of "older" owners who did want to pay for amenities like pool and beautification. I believe some of that has changed. Also knew at one point, that particular neighborhood had lax deed restrictions and had some issues with new builds being way too tall and taking up
too much lot space. The vast majority of Nottingham has adopted new deed restrictions to end that practice. Not sure about the back streets. Just something I would want to know before buying a house...would not want some new oversized house towering over mine.

I should have probably prefaced that I have lived in a hood where there was a strong contingent of people who wanted to leave things "status quo" and do no improvements to a neighborhood. Not to generalize but many were older, empty nesters. It just always was a "battle" to get things done.

Saying that - Nottingham is AWESOME. THE VAST MAJORITY OF THE HOOD IS NOT LIKE THAT AND IS BEAUTIFUL! Just ask some questions..that's all. You will love it there! You won't regret it!

Ps- I should state that I am not a fan of the new construction. I feel it alters the integrity of a neighborhood - especially ones like Nottingham and Wilchester.
