I know these builders have been looked at over and over but I haven't found much in the way of straight comparison. These builders are tract home builders and should be right on par with each other. With all of that being said, I'm looking at building/buying from one of the above listed and wanted to know your thoughts. I'm currently leaning towards Beazer strictly because of the standard features and the construction of the home i.e. the foam insulation v the tech barrier. This would all be in the Pearland area with a price cap of around $220,000.

You are correct they are all standard tract home builders, but the construction of your new home will depend on the trades and construction manager overseeing the construction of your home. Are you looking in The Preserve at Highland Glen?

They prefer to be called production builders. Tract builder went out in the 80's.

First, Beto is absolutely correct. Each house is dependent to some degree on the supt and his/her trades.

Having said that... I am familiar with all three. This would be my ranking, in terms of quality of materials and reputation:

Beazer
Brighton
Lennar

tough choice, they are all pretty equivalent.
I would defintley look at some of the current houses being built and compare quality.

I've seen Beazer and Brighton, Brighton has a slight (very small) on Beazer.
However I've seen Beazer in one area and was totally surprised. I guess it just depends on the price point you are in.

Indeed I am. I'm really impressed with the Beazer homes and the location is very well situated for my daily commute. Currently I'm in Oakbrook Estates on Dixie Farm. I am the least impressed with Lennar but they are offering a fantastic deal on one of their homes currently being built.

I just had a Beazer home built with the foam insulation...LOVE IT...no problems as of today! They were really good about going back and fixing everything we pointed out that we didn't like.

Brighton would be my last choice. I personally know of three people whose homes suffered a catastrophic loss during hurricane Ike. All three were Brighton homes (in different neighborhoods). In all three case, water just started pouring in from the roof and collapsed all the ceilings. Sure other homes had damage during Ike but odd three Brightons all suffered very similar structural failures.

I have been in Beazer homes here in CA, not sure if it's a much different product in TX, but I wasn't overly impressed with the couple I have been in. It could be, though that you get way more in TX...probably would be the case. We went with Lennar, and in our price range (mid 250's) we were happy with what we got for the money. We did hire an independent inspector for peace of mind. The construction foreman at our site seems very responsive, and a responsible guy.
