Hi everyone, we recently moved to Houston from Midwest. Currently renting in first colony, sugar land. Our house hunting experience for last two months definitely had been a roller coaster ride. We are looking for a house under 400 K in either first colony, telfair or new territory. Should we wait till february for the current inventory to improve in numbers? Or is the market so competitive all the time? By the way we liked living in sugar land/Houston a lot. Thanks everyone in advance for ur advice.
I just recently moved from Sugar Land to Meyerland, however it should be noticed that I lived in the "undesirable" part of Sugar Land (Barrington Place).
Welcome. I am sure u won't miss snow related chores here to begin with. Enjoyed evening music concert at open air as recently as 3 weeks ago. Only tricky thing is commute. If ur residence and work place are far from each other.i noticed that families with kids tend to be in suburbs for good schools sake.that is where we are right now. Trying to get a grip over ideal location to buy a house where everything is balanced. Overall we liked it here a lot, especially beautiful tree lined streets of sugar land, friendly people, nice eateries etc. all the best for your move.
Very interested in hearing comments to the OP's thread publicly. My family and I will be making a similar move in a few months, and we're interested in exactly the same questions, although our budget is 10% less than the OP. Specifically, we're interested in hearing the pro's & con's of: New Territory, Telfair, different locations within First Colony. What is the long-term direction of these areas?
It's like this, we like a house reasonably, I say reasonably because there are some minor negatives like backing up to a moderately busy road but the floor plan works fine and schools and location work fine. So we followed our realtor's advice and offered 10000 less than asking price, they did not even come back for negotiations.We came to know later that it was sold for just 3000 less than list price inspite of backing up to the busy road. We still agree with our realtors comp market analysis and the way we priced our offer but shocked to see the house go so fast. Our fear was , when it is time for us to resell the same house (we plan to be here at the most for 5 years), we should not be taking huge cut b'coz of the road as negative issue, so we offered cautiously. We almost offered on another house that we really liked in telfair only to be enlightened at the last minute that it's in a section (section 15B), where train noise seems to be a big disturbance and potentially impact resale value big time. So we pulled ourselves back. It's funny that when we sold our home recently in Midwest, buyers were calling the shots and here it looks like its the seller market. Anyway we are hopeful we will get into our perfect home here very soon.
yes its almost a sellers market now in desirable neighborhoods - we paid just 2k less from asking price because of very little inventory of good homes, homes with issues might sit for a while a open to negotiation. around spring it might open-up a bit with more homes but good homes sells fast with close or @asking price. we have been looking for over a year and that's what we found SO if you like something don't wait too long the price difference won't be much even during spring that's what we accepted after going thru this process for a year - good luck and new-territory/telfair both are wonderful location sply with small kids whole family will enjoy.
