I too think this area is ripe for renewal. We (very) briefly considered it nine years ago, sending my elderly mom alone on a scoping mission. But it was too rough for us at that time in our life. Good bones with good access to Houston proper, I think a few pioneers moving in could turn the tide in the next decade and it will be our loss.

Acres Home is bordered by Garden Oaks, Oaks Of Inwood and Inwood...alot of those areas are full of nice homes

again, these greedy developers dropped off boatloads of apartments and left them to rot like Fondren which swallowed up the nice homes around it

but we see the same things in the suburbs now just masked in a different form....

Default Things are looking up

It looks like prices are going up in the Inwood Forest Area but I don't know if that is just a function of them going up everywhere or not

Default How Bad is the Inwood Forest Area

I recently went over to a friends place that had recently purchased a home in Inwood Forest. The home was beautiful and they got it for a great price considering the lot size and how nice the home was. The immediate neighborhood also seemed very nice with large oak trees and well kept yards. I realize the surround area isn't all that great, but the Inwood Forest neighborhood seems like a great deal considering what you get for the price and it's location within beltway 8. I looked on HAR and it seems there are some very nice homes for sale in the neighbor hood for great prices.

The area is in early transition but I think it presents a terrific value for forward-thinking buyers. Good location, good bones, it is nowhere near as dangerous as some here will inevitably purport it to be.

The schools will eventually follow though it will take a while it is true, just look at what has happened in west Memorial. This being TX, many families would rather live relatively cheaply closer to town and send the kids to private schools anyway.

definitely another realtor/'target area' post. but yeah I personally think its not a bad investment if you can get a renter

I don't have good feelings on it. My best guess is it will transition not sooner than 10 years, or longer. I would put money on longer.

I'm curious if it is just the apartments that drag it down or if it is a function of the school system. Seems like it might not be a great place for raising kids but I would think younger working couples wouldn't mind the area.
