Can someone compare the pros and cons of each of the following towns: Sugar Land, Missouri City, Sienna Plantation, with regards to real estate cost of living, trafffic, safety, quality of public schools, flooding risk, etc?

I'm from NJ and am only superficially familiar with Sugar Land via visits with relatives I have in that town. Any feedback would be greatly appreciated. Thank you in advance.

Sienna Plantation is mostly all in Missouri City. Sugar Land is right next to Missouri City, so there's little difference if you are choosing between Sienna Plantation and maybe Riverstone in Sugarland. But if you compare the 2 cities, Sugar Land has much higher demand and higher values. Missouri City encompasses a large area that spreads close to the Beltway. If you are researching numbers, the statistics won't show the full truth because of this.

Sugar Land as a whole is a great city with good schools and a lot of shopping. It continues to grow, so there's plenty of traffic all around. Consider your drive to work as well, and the proximity to the freeways you'll need to get there.

Well technically, Sienna is in the extraterritorial jurisdiction of Missouri City, not part of it proper. So, for example the police are the Ft. Bend County Sherriff, not the city. Sugar Land is great, we love living in Sienna because it's a bit quieter, and fairly self contained. There's three elementary, a middle and a high school, along with HCC and a county Library all within the community. But as City Love said, look at where you're working and let that be your guide. The Ft Bend Toll road is great if you have to get to the Galleria or Med Center, but not so hot if you have to go to Richmond.

What time of day? I work in the Galleria. If I leave before 7 a.m. - 35-40 minutes. 7:30 - 45 min+

Heading home, about the same before/after 4/4:30. Minimal traffic, perfect commute is about 25 minutes door to door, add 5-10 minutes depending on where you live in Sienna.

Sugar Land is preferable over Missouri City. It's more affluent, has more amenities, and is in more demand generally. I wouldn't myself buy again in Missouri City with the exceptions of some parts (not all) of First Colony (which is mostly in Sugar Land but has a few sections in Missouri City), Sienna or Riverstone.

The parts of Richmond that border Sugar Land, and even some that don't (like 77406) I think are a better alternative to Sugar Land than Missouri City is.

Sienna I believe is not in Missouri City city limits, but in the ETJ.

Everything in Sugar Land is very nice and a good buy with the exception of most areas north of West Airport Blvd (which is mostly just Sugar Land postal addresses), and maybe RiverPark (seems to have lower values because of the less desirable schools and high taxes.)

Of course, so much depends on your work location; need to take that into consideration as well.
