Can someone please identify borders to the "most desirable" area(s) of Champions? Seems like home prices fall off north of Louetta. I thought east of Stuebner Airline was not-good, but home prices between Cypresswood and Louetta don't reflect a "stay away" image . . .

The home prices are contingent on the high school where the house is zoned. Just find a house zoned to Klein or Collins.

Anything east of Stuebner is Olde Oaks, not Champions. That's Spring ISD.

There's no perfect box, but this comes pretty close:
The area bounded by 249 on the West, Louetta Road on the North, Steubner on the East, and 1960 on the South. With Cutten Road and Cypresswood being two of the prettiest arteries running through. Then again when it comes to Cypresswood you really can't go wrong. I would consider pretty much anything along Cypresswood from I-45 to Grant road to be desirable.

Did you post previously about working in the Willowbrook area? Heck, I would live in the back of The Woodlands. I know someone who does this very thing. She takes the back roads in and has no complaints. Look at Sterling Ridge. Creekside Park is also nice but I think the schools may be better in Sterling Ridge.

Yes, I'm the Willowbrook person. I was trying to stay closer in, which is why I haven't really considered the Woodlands. Something about my mental block of living "so far out" makes me feel better if I can find a 77070 house where my mail is delivered to "Houston."

It's in the Klein Forest HS zone. I'll let others comment but generally most prefer Cy-Creek HS (there's a vertical boundary line in that neighborhood separating both schools).

That house is so overpriced it is not even funny. Most agents do not get the difference between Woods 1 and Woods 2. They share no common border, have different deed restrictions, building requirements and trustees. Woods 2 values went down because of all the foreclosure in Woods 1, 3 or 4 years ago.

Like Dahak says, it is zoned to Forest which is close to 60% reduced and free lunch. Stay in Klein or Collins high school zones or go to the CyFair part of Huntwick. I just sold in Woods 2 to get out of Klein ISD. Houses in Woods 2 are going for 80- 100 a foot if they are redone.

If you never need to be concerned about schools, go for it after you check the plumbing. But when the demand goes back down, if you are in the Forest zone, you will be lucky to sell your house.
