Hi,

Does anyone know of anywhere in Houston that has lots for sale in a neighborhood where a modern/contemporary style home would fit in? We want to build a custom home but we don't want to be the black sheep on a street full of old bungalows.

Montrose or The Heights would be ideal but unfortunately these areas are not really in our price range. Our max budget for land is about 100k and we'd like enough land that we wouldn't have to go 3 stories with the home (at least .07 acres).

Any help would be greatly appreciated. I've not had much luck finding anything so far.

For $100k, possibly Shady Acres (Heights area west of Shepherd) for a 3000 sq. ft. lot.

Yeah, I was going to recommend Timbergrove but then thought the same thing. Also they don't need a really big lot, so that opens up more options.

Today, a lot in Meyerland with a "teardown"- condition original house still on it will not sell for less than lower to mid 300K's or even more (depends on the square footage of lot, of course).

A vacant lot in Meyerland will actually be more expensive - more upper 300's to the low to mid -400's (again, depending on lot size). That's because the price of a vacant lot includes the cost of the demo of the original house.

(OP - you may want to check your figures. The ".07 acre" lot you say you want is 3049 square feet - I think on a lot that size you'd have to go to four or five stories! If you misplaced your decimal point and meant "0.7 acre" then you want a 30,492 square foot lot - forget Montrose and The Heights, that's more in line with River Oaks and Memorial size properties.....)

$100k for a a min of 7800sqft inside the loop not possible. If you can bump your budget to $250k to $350k you can get a nice 8000 to 9000 sqft lot. Out side the loop you can get a nice 8500 to 10k sqft lot for $175k to $300k

I'm sure you probably know this, but in some neighborhoods, the HOA has to approve your house plans. In my neighborhood, they prefer the traditional homes and anything other than that would not be approved for construction.
