Recently bought a house with Coventry in Riverstone as a new construction. There is not much information on this forum for the item by item cost for new construction so I just wanted to provide my experience since there are a lot of prospective buyers in the Riverstone market. This is how the price breakdown went:

Base price for house: $512K
Lot premium: $3K
Stucco elevation: $22,600
Stone wainscott to front elevation: $4500
2 Juliet balconies: $4000
Custom Kitchen additions and pantry changes:$5000
1 foot plate to raise ceiling height, 8 foot doors on 1st floor, and full crown on first floor: $7900
Full gutters:$2000
Arch labor:$300
Outdoor kitchen with upgrades (side burner, upgraded granite, flood lights, prewire for sound): $9000
Additional exterior side and back elevation upgrades: $3000
Level 3 Wood flooring for foyer, living room, dining room, and family room : $10-11K
Additional pattern fee for laying diagonal floor tile in certain areas: $1500
Upgraded stair baluster pattern: $1020
Double door structure, iron upgrade parts, and cotswold glass: $4600
Upgrade to level 5 carpet: $3000
Blinds: $2200
Corner fireplace and upgraded mantel: $900
6 under cabinet lights: $1200
Exterior front and back lighting: $900
Additional structural and design center upgrades: about $15000

Total before incentives: $609K

Essentially right now your choices in Riverstone are: Coventry, Aston Woods, Taylor Morrison, Trendmaker, Newmark, Darling, Perry, Partners, Toll, Federick Harris, Highland, Westin, Westport, Sitterle, and Darling. (Aston, Coventry, Perry, Highland, Federick Harris, and Westport will be going into closeout by the end of the year).

We have coventry/MHI home which we bought keeping the reputation in mind.

so, based on my experience, it would ask you to spend some money on asking them to glue the floor, our floor squeaks so bad in many places. For warranty they come with a screwdriver and then leave. Make sure you check the framing and the floor/stairs etc before you close on the house.

Another thing is plumbing (I actually started a thread for that). I hear knocking sounds of pipes in the walls and they claim this is normal. So, for 500K, I would expect these things to not happen. Maybe I had a bad framer or plumber but please keep an eye on these things when you close on your house,

$609k is really expensive. I hope it's a decent sized house on a decent sized lot.

609K is not expensive in Riverstone. Average.

$609k requires income of $250k. That is no where near average.

609k is definitely not "average" in Riverstone.

I didn't bother to search but the older sections were 300k range and especially the Missouri City side. Most of the floor plans last year for newer houses are 400-500k. 609k is probably the top 10% of the prices there.

I won't be surprised if things slows down a bit after that giant apartment complex right in the middle of the community is finished.

Don't count on it. Riverstone is the #1 selling community in Texas and #4 in the United States.
