Hello All,

My husband and I are looking to buy a house. We are looking some where between Aldine and Medical Center.
We are looking for a 3 + BR, good neighborhood, low crime and good schools. Looking for newer houses (build in last 15 yrs or less). I have heard the property taxes are high in Houston- not sure if it varies a lot within Houston city. Please advise.
Thank you!

What's your budget?
I am a little confused. Are you going to buy a house just for one year?

The good news is that budget gives you some decent options.

And yes, property taxes are too high.

About 2.5-3%. My old house in the city has a rate of 2.56%. So on a $500K house, $13,000 - 15,000 per year. It will be a bit less with the Homestead exemption, but probably still in the $12,000-14,000 range. Homes outside the city can have a higher rate due to the Munincipal Utility Districts (MUDs) which can increase the total taxes to the high 3% range.

My tax rate in the burbs is 3.56%. You should factor in property taxes when you purchase your home. $500k can get you a little Mc Mansion here in Houston. I'm not familiar with that part of town, but you should drive by the area and take a good look at it. I guess some things you could consider is the amenities (if you'll use them or not), if it's near a grocery store/gas station, freeways etc and decide from there.

There are so many areas between medical center and aldine --I'm unsure where to start from. Reasearching online I have read about bellaire, heights, uptown, meyerland, memorial but I'm not too sure about safety and school districts etc. please advise

I am afraid that for new or "newer" construction in the neighborhoods you have listed, a budget of 500K is not realistic.

For 500K - 600K, you could get a renovated 1950s-1960 ranch house in Meyerland, or perhaps a cutely updated but very tiny older cottage in the Heights. Nothing wrong with these, but it does not sound like this is what you are seeking. 500K will definitely get you nice "new" construction in more distant suburbs (with good schools) like Sugar Land or Katy, but the trade-off is a commute to the Medical Center.

You might want to look on HAR.com to get an idea of what new or "newer" construction costs in Bellaire and the other areas you mentioned.
