Howdy Y'all! Newbie here and sorry for a long thread but I'd appreciate if you can help.

We are a couple in mid 20s, shopping for houses for the first time. This will be our starter home (dont plan to stay longer than 7-10 years) and our budget is upto $260K. The size we want (around 2300 sq ft or more) lets us to only look at used houses. And we are fine with that. In fact we just saw a house (2007, 240K built by Lennar originally, 2500 sq ft, 3b/3.5ba) that we really loved and went to its open house. However, our concerns are:
1.The house backs out to a currently wooded land that is on sale, and no one seems to know what will be built. We are afraid they might build an apartment complex which in our opinion will bring the crime to the area and bring house value down in the future. this open land is southeast of Franz and Katy Fort Bend intersection.
2. How bad is Morton Ranch high school? Hows the elementary school (King Elementary) & middle school? We don't plan to have kids for next 7 years but its the resale/leasing in the future that I'm thinking about
3. Crime rate. CrimeReports website shows pretty much everything except Cinco Ranch is bad so not sure what to make of that.

Our other option is Richmond area (77406/77407) as that seems to be affordable. Crimereport looks okay too. The only thing is we are not sure about the schools in that area and how that'll affect future value. Is it as bad as Morton Ranch or worse or better?

Is there any other area that you'd consider suggesting that fits our budget? I work in energy corridor if that helps.

One last question: Is it a good time to buy or should we wait? I am just concerned about the interest rates going up over time.

That land behind that house may become more houses (okay) or the back of a Walmart (not okay).

Go onto Texas Real Estate - Texas Homes for Sale - HAR. Plug in area 36, with your minimum square footage and the top of your price range. Choose from among those - over the area you are talking about.

Thanks for the reply. I guess that uncertainty is something we'll not take chance with, and will probably look somewhere else.

Can you provide your input on other questions related to schools in that area vs in Richmond (William B. Travis high school), and also what to make of crimereports?

Lennar (Brookstone collection) is about to open up a new section in Cross Creek Ranch. They are going to be aggressively priced...in fact its not even up on their website yet. I would talk to the sales people and see if you can get in on the pre-construction pricing.

As an example: 3438 Satton Ranch, Fulshear TX 77441 - HAR.com

I would offer them $15-20k less, and make a deal. Good luck!

This shall be interesting to watch...at $108/sq ft...looks like Cross Creek is experiencing a price correction...

I live in Richmond 77407 and that area is perfect for me and my family. Good schools, easy access to major roads (59, 90, and hw6) and less then 10 minute commute to the Sugar Land area. Katy ISD has some of the best schools in Texas however it's a little out there as far as commuting to Houston downtown / medical center area. Hope this helps.

More specifically what neighborhood in the Travis High zone? I think most of them are good, particularly after the latest zoning changes in FBISD, but it would help if you were more specific.

CCR is far out and looks too much in the middle of nowhere IMO when I've driven by (which only happens when coming back in town from central Texas). Guessing it's probably also very dependent on the oil/gas job market.

Are I'm talking about is just south (either side) of 99 & Westpark tollway intersection. I guess Waterview Estates/Grand Mission subdivisions would come under that. I named Travis high because thats what HAR.com showed. That was what I was relying on instead of checking the actual zoning.

you said zoning has changed. Which website is the best and easiest resource to know what area/zone each high school serves?

Any idea on how long is the commute form your area to Energy corridor?
