I'm buying a home in Eagle Springs.

I'm torn between between two houses.

One house is about 35K more and 200 sq feet more and it has has a 3 car garage rather than just a 2 car garage and it also has 3.5 bathrooms instead of just 2.5 bathrooms.

Both houses are nice and both are on corner lots.

So is it worth to pay 35K more to get an extra 200 sq feet plus an extra full bathrooms plus an extra space for a car in the garage?

My opinion is YES, but I'm soliciting your opinion!

I'm thinking ahead when it comes time to sell in the future.

Thoughts?

Yes if you use the extra space and it is not a strain on your finances. I would not if it was only for resale purposes.

Also adding that the house that is 35K more is not only 200 sq foot more with an extra full bathroom and an extra car space in the garages but it also is:

550 "gross" sq feet more
240 sq feet more in lot size

Thoughts?

Yes it's worth it. I lived in eagle springs until a couple of weeks ago (moved abroad). People moving into eagle springs are families and need/like the extra bathrooms and need the extra garage for storage space.

What sections are you looking at?

Yes, it's worth it. There are few homes in Houston with three car garages on sale at any given time. The people who really want a 3car garage have fewer homes available and is a big selling feature.also, If it's between your home and another your home will win.

My thought is always this.

What fits you and your family the best is most important, along with cost, and affordability.

Resale wise is secondary but never forgotten.

3rd car garage is a big seller. Number of bathrooms depends on number of bedrooms, but if it's 4 or more you really want 3+ bathrooms. The house still has to be competitively priced though, aside from as a comparison to the other one.

My husband is a car guy and also has lots of tools. We will not even consider a house that does not have, at minimum, a 3 car garage. The home we just moved into has a 4 car garage, and it's the main reason we bought the house.

We once moved from a house after only 18 months because it didn't have adequate garage space. The house we just left in Denver had a 3 stall garage, but that wasn't enough space, so my husband added a lift and had concrete added for yet another additional space adjacent to the alley.

So, if those things are important to a buyer, like they are to us, they will notice your house. However, there are not that many buyers out there like us. Wouldn't it make more sense to appeal to as many people as possible?

But I like what a PP said about focusing first and foremost on what's important to your family, and leaving resale as a secondary consideration.

3-4 garages is common now and at least 3 bathrooms with a (.5) half bath is popular as well.
