There are many parts of meyerland that didn't and won't flood. Though I think Bellaire would be impossible at that budget.

Thanks for all the replies. So, maximum commute would be one hour door to door. We definitely need a yard. The other thing that occurred to me is that we're not keen on a neighbourhood that is all about keeping up with the Jones'. Academically competitive? Absolutely fine. We could afford to go over the $500k but would prefer not to. And we already pay $20k a year on property taxes so anything less than that would be a very welcome bonus! Thanks again.

I'm looking to move please tell me what part of Houston is quite and a nice place to move I know you guys hear this all the time I'm a single mom with a daughter. Leaving in a couple of months before Christmas.

I absolutely recommend somewhere in the Meyerland area. I specifically would recommend the section of Meyerland that borders Beechnut and Chimney Rock. The area is very green, safe, and calm. You won't find any brand new homes in the 500 price range but you will get a massive, completely renovated ranch home with fantastic middle/high schools and a very easy commute into town. What you need to understand is that more and more people are moving into the Houston metro and traffic is only going to get worse. Getting from a suburb like sugarland, katy, or woodlands will easily become an 1 hour+ commute in the near future if it already isn't yet.

Westwick. Under budget but also underrated. Sketchy elementary, but you said you only needed middle and high and they share Spring Forest and Stratford with the more expensive neighborhoods south of 10.
