As to the other mechanicals, I used rigid insulated AC ducting, Spray foam insulation, Copper pipe in most places, I put all of my low voltage speaker & AV wiring in conduit so I could easily change out the wiring if something really cool I do not even know about yet comes along....I added Natural Gas connections in both garages in the event that Natural Gas Vehicles ever become popular/available in Texas, I added 220 outlets in my garage so I could easily buy an electric vehicle without needing an electrician....I used high efficency AC units....I upgraded my smoke detectors to a single motorcycle battery backup, so I did not have to chase those stupid chirps all over my house and drag a ladder around changing 9 volt batteries, pre wired for a backup generator, etc....

I essentially focused on things that would be very difficult or expensive to change later, and sacrificed on things like fancier light fixtures, more expensive toilets, fancy shower heads, more expensive cabinet pulls, etc....
Ignoring the lot, what did you wind up spending per sf?
