Hello Team:


Planning to move to possible a Condo/Townhome in the Northwest side of FM1960 & I-45 N. between 1960 and Cypresswood/Louetta.

Any input about that area?

I45/1960 is borderline ghetto zone at this point.

The further away from 1960 the better it get.

I still found Cypresswood and 45 still iffy.

I think if you go further NW to 249/Cypresswood, there will be better and safer options.

I want to keep close to the I-45 for commute reasons, I am very familiar with the 249/Tomball area and don't like it very much. Is just my GF and me. Looking for a Condo/Townhome, no kids now or in the future. We like the proximity of all kind of businesses in the FM1960 area.

Spring school district was at one time one of the best in the area. Ponderosa was a showcase subdivision.

Forty years has taken its toll. The schools are awful. Low scores, fights that get on tv, The administration forgot how to count so a bunch of seniors had to take more classes to graduate. Cypresswood @ Kuykendahl appears to be where the criminals go to follow customers home to rob them.

If I were renting and had no kids it would be fine. If you are buying, go up north a little further. wHen kids come, get in Klein ISD. I think it starts north of the creek. But there is a section of SISD just west of 45 around Cypresswood..

I'm in that area of often and it's not bad. People just need to get out of their bubble 😒. Schools don't matter if you don't have kids/don't want a family anytime soon. As long as you have street smarts, you'll be okay. Crime is everywhere so that doesn't really affect me personally.
The area itself is alright. You're close to the freeway which is a plus. There's
some good restaurants as well which is a plus.

It bothers me so much that any black area is considered a ghetto that has alotta crime.
