I just started looking for a decent apartment. Not only do they hold you to a long 12-month lease, but they charge these "application fees" that run between $150-175! Then, there's a credit check of $65! Downright discriminatory that same place would charge $80 for a couple instead of $130. I'd buy a house, but too new to the city and not sure where I want to live.

Just find a place that doesn't charge the fee. There are plenty of options out there, it's a tenant's market.

I'm not sure that is discriminatory. I'm sure there are statistics that show that a couple would be better tenants than a single person. Not in every case, obviously, but in general.

Most apartments are offering all kinds of incentives such as several months free rent. Are you overlooking these options in your overall cost benefit analysis ?

If they can get away with the fees, they'll use them. The nicer places can use that tactic, while the lesser desired ones have a harder time with that.

The reason they charge more for multiple renters is because every adult on a rental must be on the lease. As in party to the contract. This is standard. Exceptions could be for an elderly or disabled under care. Background check is done on every adult. Credit check, employment check, criminal background, stains on rental history such as evictions or breaking of leases, or damage to property - it is not a negligible undertaking.
