Hey guys what do you think about the new Veranda MPC by Johnson Development?

We purchased a home there for around 400k and feel pretty good. We were considering Aliana/Harvest Green but it would have been a good commute to 59.

Do you think it will be good investment by getting in early because we are planning on staying here for long time.

I don't know much about Veranda, but Johnson Development is top notch. Can't go wrong with their developments.

Newmark and got a sweet deal.
JDC are building 2500 homes and the inactive golf club will turn in residential if they purchase the land.

Johnson is a good developer but there are pros and cons with each area:

Pros:
access to 59
Good elementary
New HEB coming soon
Established Brazos Town Center
Very close to Memorial Herman
Close to tax office county courthouse

Cons:
contructions on 59. Williams and Ransom is your only access until they build direct access from 59.
Poor HS and located in Rosenberg. It's one of the reason so many homes in River Park are for sale.
Roads in the area flooded in the past 3 years cause of Brazos River.
Close to county jail and bail bond offices

Johnson is good, but interestingly I can't find a community map on their website.

As far as construction.. temporary headache

There are many access ways in and out the neighborhood. You can cut through Dell Webb to 762, take Wildwood to 59, Williams way to Ransom Rd to 99, or the other direction on Williams way towards Hwy 90. All 5 - 10 mins away

Yes the high school is average, not Poor.. but there are over 3000 new homes scheduled to be built over the next ten years across five distinct neighborhoods that all feed into LCHS. The high school has a bright horizon in my opinion, only time will tell. In 12 yrs when my 2 yr old reaches high school age, zoning, ratings etc will look very different than they are today.
