I personally like these in the Richmond area (very close to Katy/Fulshear). If you do an HAR search, use the 77406 Zip Code Filter.

Grand River, Woods Edge, Foster Creek Estates, Foster Crossing, Whispering Oaks, River Forest

Benders landing has amenities and an HOA, but they are all custom homes where they all look different. There are no developer owned lots and everyone hires an architect and is responsible for finding their own builder.

Take a peek at Walden on Lake Houston (probably zoned to Atascocita HS in Humble ISD). Unlike other parts of that area, I recall quite a few of the homes being built singly rather than in clumps

Southwest Houston (this area) would actually work pretty well. But how are the schools here?

I second this suggestion. A number of acreage neighborhoods along FM 723 and FM 359 zoned to Foster HS, which is similar in demographic and reputation to that of a South Katy ISD school (only 5A instead of 6A in size.)

Also Weston Lakes, which is an acreage neighborhood built over 35 years and without cookie-cutter homes, zoned to the new Fulshear HS.

The rankings / ratings I've looked at put foster at mediocre at best, and the worst of the 3(?) high schools in that district..?

LCISD now has five high schools: George Ranch and Fulshear opened.

Katy High School in Old Town Katy is a wonderful school. There are other fine schools in the district as well, but Katy is a school where everyone is friends with everyone and school pride is off the charts. It is cult-like. haha. You are not judged by the car your rich daddy bought you, if you know what I mean. I live right outside of the city limits on an acre and my tax rate is $2.15. Every house on my street is custom built and there are no MUDS or HOAs. LOVE IT. Visit Old Katy, eat breakfast at Snappys or lunch at Los Cucos. Go to the MKT train museum (where "KT" or Katy got its name) or Heritage Park with the historic homes or Peckham Park with its pretty fishing lake and jogging trails. Crime is low because the city has its own police dept, which is a comforting presence. There is a neighborhood called Remington Trails that is an acreage development that might fit your budget. It is a few miles outside of town.

I personally like Lamar ISD (Foster, George Ranch, Fulshear HS) over many Katy ISD schools and most Fort Bend ISD schools. Just my preference.

I also forgot to mention Texana Plantation.

Not sure where you're getting your data from, but it pulls an "A" ranking right along with George Ranch, Seven Lakes, Cinco Ranch, etc.
