Home invasions are very rare, and not a reason to decide on home layout.

We really wanted master upstairs and it was impossible to find. 7 years later, our kids are older and we appreciate the privacy. If you’re buying a home in an area that’s most attractive to young families, master up might be more appealing. But if older families or retirees are the main market in your area, master down is better. Most popular floor plan in my neighborhood is actually 1.5 story with a guest bed upstairs.

Washer/dryer is downstairs

To bad, so sad for all who had to lug laundry upstairs. Ownership has privileges...

Having built two houses: we wanted a master downstairs for both houses, but the master takes up a ton of square footage with the oversized closets and bathroom. And with all the common areas downstairs, there was not enough room for the master without sacrificing square footage in the kitchen, family room, etc. This may not be an issue outside the city where you have lots with more square footage. But our lots were around 7000 square feet.

But both houses we built with a smaller guest bedroom downstairs. This was very useful when friends and family visited. It had a dedicated bathroom next to it.

When we sold the first house, the folks who bought it had one of their parents living with them who was in her 80s, and that parent could not climb stairs, so it was essential for them that the house they were buying had a guest bedroom on the first floor. So it worked out great.
