This home looks good and we are interested but it has some foundation restabilization done to it in 2018.. Is it common in the Houston area Should we consider this or not touch it?

In some parts of the area, 3/4 of the houses will have had foundation work done if the house is older and predates the common use of post tension slabs. It's the nature of things. It's not a big deal, especially if the foundation warranty is transferrable.

With foundation repairs, which are common all around Texas, the home's foundation problems are found and if done properly the repairs are as good as it gets.


What would be important to know is what was done for this "comprehensive foundation re-stabilizing"? Also what other problems were caused by the foundation movement that required a "comprehensive foundation re-stabilizing" and what did they do to repair those issues? "Comprehensive" can be a subjective term as can "re-stabilization" when used in this manner.

Foundation issues are common in Pecan Grove. If repaired properly it's not a huge deal. You may want to consider a hydrostatic test on the plumbing during the option period for additional peace of mind.

I see two other issues with this particular house:
-Plantation Dr is a cut-through street, expect a decent amount of traffic (especially during the month of December!)
-Flood Factor 4/10. I wouldn't consider any home rated >1/10 unless you can ascertain that the elevated rating was due to some issue that has been corrected (ie drainage in the area has been improved, etc).

From there to Alief (and probably beyond) have a near 100% chance of foundation issues. Should be fine as long as it is caught in time and repaired properly. Consider it a maintenance item in that part of town.

The bigger issue I see is the home being on Plantation Drive. I don't think I'd ever buy a house on that street, unless is was a really, really good deal. Speeding cars cutting through Pecan Grove is not something I'd want to live with. And then there's Christmas time - good luck getting to your house or out of your driveway at night during December.
