Right, and the criminal elements in 5th ward and surrounding areas within 610 will keep pushing out further towards Northshrore and Clinton Park as the areas nearby downtown continue to appreciate and eventually gentrify.

It depends where you are on the East Coast that you will realize that it's worst than Houston, keep in mind that Houston has just over 2 million people but about 300 homicides a year, whereas NYC has a population of about 8.5 million, but just 400 homicides a year, so truthfully there are more reports of crime in NYC over Houston but that attributed to being Americas largest city. Houston has only a quarter less reports of homicides than NYC, but it's population is nowhere close to that, in that case you are likely to be murdered in Houston than in NYC, but YES that number jumps especially in places like Baltimore, and the most notorious of them all: Trenton, Camden, & Newark (close to NYC), all in NJ. Most people who have never left the country have not seen anything ghetto, filthy, and run-down just yet!!!!!!!

Well, for being the USA, certain Houston neighborhoods are actually a lot higher in crime than most major cities. The city's overall violent crime rate, for example, is higher than Chicago's. Yet all the crime is centered in certain neighborhoods

I wonder if/when Clinton Park will ever get its elementary school back. Currently the kiddos are bussed to Pleasantville.

But Houston still has lots of raw land on its edges, depending on the direction from Downtown. Some of the undeveloped land has to be used for flood control. But for those parcels that arent, I envision French banlieue-style developments in North Forest, Hiram Clarke, etc. So they become equivalents of Aubervilliers, Saint-Denis, Bobigny, Sarcelles, etc. while the Third Ward transitions into a historically black and upper class area (all the rich blacks remain in the southern part along the Brays Bayou) while the Fifth Ward also transitions.
