We sold our house in June. We just moved here from GA. We dropped our price for 1K and our realtor busted butt marketing our home. They asked about 12K less and we brought it down to 10K. Which was fine we still made out. We paid the closing cost because the sellers couldnt afford some things. We got into a very very minor tiff about the home inspection items however everything worked out and the new homeowners were happy. When the tax credit thing was happening we offered a bonus to the agents we had a few showings that but no offers. I really can't tell you why our house sold. We did really nothing special to it. I just updated the landscape to make it more colorful.. other then that its all I can think of. leavin_florida trust me I know the feedback from the showings are a bit argh!! Now my husband and I are were on the buying end (here in Madison). We looked at ALOT of houses; at first we were kinda picky (fantasy) how ever as time went on reality started to set in. The only other reason(s) I can think of why our house sold is 1 It was listed at a good price ( we didnt pay alot for house at the start because we knew we werent going to be there forever) 2 our house was 5 minutes to the sub base 3 We lived in an extremely popular sub division.

You could always rent it for awhile until the market rebounds (and it will). I'm considering that at the moment with a place I'm trying to sell.

I don't know how they did it, but I saw a house for sale this weekend with a "Free Truck with House Purchase!" sign....and what looked like a new, shiny Chevy PU in the driveway with a "Free Truck" sign on it.

I'm guessing that probably isn't working...

Based on the lack of sales in the area - I dropped the price to below the lowest comprable in the area. We sold the house 6 year old 2,160 sq ft. house on a half acre for 180k about a week after we dropped the price. The house around the corner has been on the market for over a year at 215 - they lowered it to 209 but I don't expect it to sell any time soon.

Default House prices normalizing

I just saw a 5 year old house in my neighborhood go for $170k. At around 2100 sqft, that's $81 a square foot. That much for a recent, nicely finished build in a good neighborhood. House had been on the market about a year, starting at $235k.

I almost made an offer on it. But right now I figure the trend is my friend, so I am in no rush.
