I've been looking at a few locations for a new home and The Willows off of Beadle Ln provides good access to work and Madison plus the homes are well in my price range. Most of the threads are older and just wanted to get an update on this area. Just a few questions to everyone that's living or has lived there:

What utility providers are there? Electricity, water, cable?
HOA? Covenant? Fees?
Looking at maps, most of the area doesn't look to be in a flood zone, despite the river, can anyone confirm?
It seems quiet the times I've driven through, anyone share their experiences?

I'm looking at a few other subdivisions as well but just wanted some more info before I talk to a agent.

I live there right now, here's some answers to your questions:

What utility providers are there? Electricity, water, cable?
Electricity and water are through Huntsville Utilities.
Cable is through Comcast, DSL and phone is also offered by ATT. (We've had both)

HOA? Covenant? Fees?
$360/yr, includes access to the swimming pool, tennis courts, basketball courts, playground, and neighborhood use of the main clubhouse and kids clubhouse.

Looking at maps, most of the area doesn't look to be in a flood zone, despite the river, can anyone confirm?

Quiet as long as you aren't on the stretch that's right by Zierdt Rd (only a few houses are). The commute if you're heading to the arsenal is very nice, cutting across Martin Rd.

If you have flood insurance then the house is in a flood plain. Whoever you got your mortgage from will insist on flood insurance if it is in the flood plain.

That's not necessarily true regarding flood insurance. Lots of people who are not required to have flood insurance had flood policies.....its just a lot cheaper for them, but smart IMO.

Phantom, there are some parts of Nickel and the Willows that fall in the flood plan....along the Zierdt Road side, all that area along Zierdt is in flood plan. The extreme east outlying sides.

Thanks for the info LCT! I haven't ever looked at it and the two carriers we've had for home insurance hadn't mentioned it to us. Maybe because we're further away from Zierdt, but now I'm interested to know where our house sits regarding the flood plan. Thanks again!

I'm not sure of this, so don't take this to the bank, but I sold a house in Nickel several years ago and I'm pretty sure at that time on the plat none of the lots were in the flood plan, but that could have changed. It doesn't look much different on our MLS flood mapping.

If you HAD to have it, you would know, as the lender (if you mortgaged the property) would have had a flood certification done during the process of buying your home and would require it if was in the flood plan. Its about $750 a year (that was the last quote I got) if you have to have it, about $125 if you don't.

Thanks for the info phantom! Very nice house you have but it would be much larger than what I'm looking for.. at least for awhile

Do you know if the HOA fee is optional if you don't use the amenities?
