Strange, seems like the property value in North Huntsville is going up, and that of South Huntsville is going down. Do they really think that the somewhat of a " revitalization " in West Huntsville, is going to affect north Huntsville as well. I know they have the mid city plan for the Madison Square Mall location, but that's pretty far West to affect the North side of Town. I guess the property value of Huntsville is changing all together.

Just my speculation but maybe because the property value on the North side has been depressed while the South side has enjoyed it's appreciation, now it's just rebalancing its market equilibrium.

Real estate prices are moving up in unsuspecting areas. I have a property near Austin High School and it has appreciated 25% in 1 year. My guess is an overdue cyclical move.

I use a service from USAA but find it inaccurate at times.

I prefer to do it myself since I have multiple properties in multiple areas. Here is my simple method :

Use zillow or other site to pull 3 comparable sales in past 6 months. Get average selling price of the 3.

Do the same for 3 houses currently on the market using list price minus 3% to validate previous measure.

With this method, here is what I found for my properties for the past year:

Decatur +25%
Huntsville flat
Hampton Cove -3%
Gatlinburg +6%

This gives me a ball park number to work with if I am buying or selling.
