Looking for info about the area around Rockford College for an apartment building investment.

The area around Rockford College is not one of the best areas of the city but it certainly is not the worst either. My guess is the renters you would attract will be students and retail store workers. That part of the city is congested with buildings on top of each other. The stretch of State Street both ways has everything from chain restaurants and hotels to fitness clubs, retail stores and the like. If I'm not mistaken, I believe the city has made (or is trying to make) that area a TIF district. Not sure if that would effect your investment or not.
About a mile to the west, the housing gets very cheap. And a mile or two to the north has very nice developments.
That area overall is safe. I would have no problem walking around that part.

If you want more detailed info, just ask. I drive though that area every day.
