I called my mobile home community to ask how to go about selling my mobile home who wants to move it off the lot. I have a nice double wide with a 2 car garage. They said they'd much rather buy it from me than have it moved from the lot. Tomorrow my real estate agent is coming to look at it to tell me how much we would like for it. The asst manager told me to call once I had a price and she'd send it to corporate and they'd "make an offer"

Now my question is..do mobile home communities purchase homes for what their worth (say $25,000)? This is a corporate park, they have lots of parks in Illinois. I'm just seeing if they are willing to pay a fair price. If they try to rip me off too much I'll just sell to the buyer willing to pay $20,000 upfront. But I'd just like to know if anyone knows about how mobile home parks typically buy back the homes.

Who buys and the price, generally depends upon the year, size, condition, and improvements. The cost to move a double wide is ghastly. To try to move it in rainy season like we are currently experiencing is madness. The park will look a lot nicer if the house is not moved. They are like car dealers. They will want to buy at wholesale and sell you another at retail. It it is a decent unit that does not need work $20K is a bargain.

Most realtors do not have an Appraiser's license. A home inspection by a licensed inspector who gives you a written report with pictures will hold more weight than what a realtor thinks. An inspection and appraisal will cost approximately the same amount of dollars and take the same amount of time. Remember: Generally speaking, the inspector looks under sinks and inspects plumbing. The appraiser measures rooms and appraises the condition, they are not inspectors.

What you want to know if IF you sell to someone who removes it are you liable for any damages caused by the mover? The mover should have a license, insurance and bond you must be able to verify before they ever touch your property. And there is always stuff left behind such as rebar, concrete blocks, steps, etc.. Who pays to cleans it up?

When it is all over and done, you may wish you never agreed to move it.

What its worth is a matter of opinion, until someone shows up with money, and wants to buy. That's when you find out what its worth. Its only worth what someone is willing to pay. Otherwise, if there are no buyers, its worthless. I've heard of people in Florida, just giving the mobile home park owner their unit, since they couldn't find a buyer. Good Luck.

No, they know that you are not in a position to negotiate so you will never be offered what it may actually be worth.

I don't understand, if I sign it over how would I be liable for anything? After I sign it over it's no longer in my hands.

We are trying to sell it, have had some people look but no luck so far. We still have another month paid on this place but if it doesn't sell I'm just going to sell it to the company who will move it.
