I'd love to live down there, it looks like some good things are happening with the rehabbing of those beautiful big old victorians on Washington. I want to see some funky art shops go in down there though. So far, it seems to be lacking independent shops, but I have to say, the coop is really great.

Borders the lowest SES area in the city. That area also has beautiful homes, and parks. Safe during the day, not so much at night. The art district is a little isolated from the less fashionable aspects of urban life. Great place for all to visit, and live if single, not planning on having kids, or empty nesters. Public schools are not worth consideration. Not for the suburbanite, cookie cutter, McMansion type; except to visit an earlier time in Indiana culture.

Parts of the district are zoned to West Terrace Elementary and feed into Reitz. That is one of the top feeders in Evansville.
