I moved out of Indy in late 2017 and I am thinking of moving back. In 2017, I lived downtown on the southern bank of the Fall Creek in near north just outside of Fall Creek Place. I was living well back then as an older professional and now being retired my income is reduced. As such, I qualify for the affordable housing redevelopment programs Indianapolis is offering.

Monon 16 is one neighborhood that I am interested in. It's along the Monon in Kennedy-King and neighborhood just east of KK whose name I forget. I am told that the affordable houses are sprinkled among the expensive custom homes of Monon 16.

I know a lot less about the redevelopment going on in St. Clair Place. The same model home is much cheaper in SCP but I am not sure if it is located among dilapidated homes or new construction.

I know virtually nothing about these neighborhoods despite having lived downtown. I plan to visit but would love general thoughts, impressions, and feedback in the meantime. Important to me is quality of life, safety, walkability, and making a good investment.

There are other affordable housing loan programs that make other neighborhoods available to me so I am not locked into just these two. The vital difference with Monon 16 and St Clair Place is that they are new construction. I am looking to keep the price under 225k and that budget doesn't open up a lot of options for new construction.

I live just east of St Clair Place. It is a neighborhood being redeveloped as you described. It is on a positive trajectory, though that does come with the typical problems of an inner city neighborhood in transition. 10th Street was recently awarded a multi million dollar grant to infuse more arts going from roughly Jefferson to LaSalle. Definitely some encouraging signs for SCP, Rivoli Park, and Brookside.

Thanks! I am looking at Kennedy-King within the Monon 16 redevelopment project over SCP now since it has less crime. I was told by someone who moved from SCP to Kennedy-King that KK is more friendly, too. I would not say it is artsy, though, which I would enjoy.

KK has a very involved neighborhood organization. Lots have been specificially set aside for Habitat for Humanity homes which are gorgeous by the way. They are trying hard to improve the neighborhood and maintain some kind of diversity.
