Coastal oaks by far is the best. I wouldn't touch green leaf Austin park if you can afford a house >400k. When looking around different neighborhoods at dinner time - look at cars parked on roads and driveways. Pay attention to yards. Get numbers on amount of rentals.
Coastal oaks is beautiful, well maintained, and above the rest.

Twenty mile is 1 mile from the splash park/public area. Same as Willowcove. So still walkable. I know it will have its own a amenities center not sure if it will be like coastal oaks. The lots are going so fast that they raised the prices to slow down buyers....did not work. They have 5 lots left in phase 1 and will be opening phase 2 soon. I imagine they will be completing the homes in phase 1 by the beginning of next summer.

No one is walking from Twenty mile to the water park. It's more than a mile, and it's all highway. Willowcove to the water park is a nice stroll through the woods on a dedicated path. Twenty mile to there would be like walking down I95, no one is going to do that.

Yes 20 Mile is on the other side of two major roads- not Nocatee lifestyle. No walking or golf cart ride to town center. They will have the same problems with crime as all the non gated communities that has easy access to major highways.

Will Twenty Mile be gated?

What is the price range there?

And what schools will Twenty Mile residents attend?

Twenty Mile is zoned for OP, Landrum and Nease. PARC has just done all the construction adding sidewalk/aprons for golf carts connecting this community to the Publix town center and Splash water park area. There are 4 communities so far. The Island is the gated community. Homes start in the Village in the 300's, The Pointe and The Island are 600s plus and they are clearing land for The Crossings which are starting in the 200s.
There are several other communities in the area (Kelly Pointe, The Palms, etc.) as it's on the Valley Ridge loop. It is most certainly part of Nocatee and is set back quite a way off Valley Ridge - not right on the main road.

It looks like a good location except that it's across Nocatee Parkway.

So the sidewalk for golf carts will then lead to where, to cross Nocatee Parkway?

Yeah, just horrific crime in Nocatee, murders and armed assassins everywhere!

Nocatee itself is one big loop - 20 Mile being across from Kelly Pointe and next to The Palms, etc.
The road goes underneath Nocatee Parkway - so no one is literally crossing the parkway. I think the road is Crosswater Parkway which heads up from the pool, goes passed Publix then up into the northern neighborhoods.
