Hello,

I was offered a job in the KC area. We will likely be moving within the next couple months. We need a mortgage company willing to work with us. We made some not great decisions when we were in school full time and are currently rebuilding our credit. Our scores are currently between 600-630. We both work and will have a combined income around $140,000. We are looking at homes in the $240,000-$300,000 range for our large family. We will have about 7% down payment. Do you know any lenders who can work with that scenario? We are also in the market for a realtor with excellent negotiating skills as we would like to get a great deal on a move in ready home.

work as what (field/profession)? asking because banks give new doctors mortgages even though they have high school (not high school) loans because they know doctors have very little risk of defaulting. You said "combined" income but if $100k+ of it is from one person, could be a doctor salary, which is why I asked

Why did you pick that house price range? Have you seen the kind of house you can buy with that amount? This being KC, and not knowing where you are coming from, just seeing if you came up with the price point after seeing current market prices

The work place might have a mortgage company with it. Mine does through US Bank, and my credit union is also good too. Or Cerner may have a company for their new hires too, they are big in KC but I don't work for them so I don't know if they do.

edit: wouldn't it be a better idea to rent for the first year? Find out if you like the area first?

I am a nurse. My husband is in management for manufacturing.
No mortgage help through my employer or his unfortunately.
We have been looking at houses down there for a while and have 8 currently that we are interested in. we are coming from eastern Iowa.
My dad lives down there and we are pretty familiar with the area and visit frequently. That's why we don't want to rent. I have owned a home since I was 19 and don't care to ever rent again.

I just bought a house using Metropolitan Mortgage company. They were always on top of things, kept in good communication, and worked really hard to get us a quick closing in only 2 weeks (but of course, your needs may vary). I would definitely recommend them.

I also recommend James B. Nutter & Co. They're a local mortgage bank and have really good rates, and they don't sell your mortgage so it always stays local here in Kansas City. Good service as well.
