Have you heard anything about Ohio? A friend who lives there tells me "low tornado risk" and it's chock full of things to do for people in their 30s. A work colleague lives in a house that only cost $150k.
Here's just an example in Overland Park, 3 bed 2.5 bath 1 car garage unfinished basement for.....
$1395 a month:

A pricier one also with basement:

150k isn't hard to find in the Kansas City area and most other parts of the midwest, but would likely be a fixer upper in the JoCo suburbs. You can probably buy a condo for that without looking under too many rocks.
Explore the whole metro while renting, and you might find a part of town where sub-200k would suite you.

Ohio doesn't do anything for me, but that's just personal preference. Seems like a nice enough place I guess.

I’ve lived in the KC area for 53 years, except for my 4 year exile to Oklahoma City. Now that is a place to avoid if you are tornado adverse! In KC, I’ve never even seen a tornado, and I can count on one hand the times I felt the need to go to the basement.

OP, a really big tornado is a mile wide. Most are much smaller. The chances of you being in the path of one are so small it’s not worth wasting a worry. Would you avoid living in Cali because of earthquakes?

In the $350-375K range:

Johnson County, KS (wealthiest county in Kansas by a large margin):

Delaware County, OH- (much greater median household income than Johnson County):

Overland Park is half Sunbelt/half Midwest. Columbus is mostly Midwest with some Appalachian influences.

We moved to OP last August and love it. We’ve had one tornado warning and it was no big deal. Compare cost of living numbers. OP has 9.1 sales tax even on groceries ugh
