Where do most regular working folks live in Lawrence? what areas are dangerous? How much does a modest 3bedroom house//townhome cost?

It all depends on what you want. If you want an older home, Old West Lawrence or midtown are good. If you want new construction, the west side is the way to go. But, if you want affordability, Prairie Park is about the most house for the money. And, the cost also depends on the size. A 3 bedroom is Lawrence can range from 800 sq. ft. to over 4000. As far as bad neighborhoods, parts of the east side can be a little seedy, but don't seem dangerous. The Jayhawk Motel is dangerous. Beyond that, I don't know.

There are no dangerous areas of Lawrence. There are some neighborhoods that are worse than others, but Lawrence doesnt have an entrenched crime problem on the neighborhood level.

I am not sure what you mean when you say regular working folks, but if you mean to distinguish yourself from the student community then you should look for a neighborhood away from campus. Prairie Park is good, and is one of the more affordable newer neighborhoods. There are good neighborhoods south of 23rd Street between Louisiana and Iowa Streets. Old West Lawrence is generally an expensive neighborhood since many of the homes are older and have been rehaibilitated. There are many neighborhoods west of Iowa Street, most are newer (post 1960).

At a minimum a modest 3-bed townhome or house will cost around $100,000. You might be able to find a 2 bed condo for around $80,000.
