I need some unbiased advice from people who live in Kentucky. My wife and I are looking to move out of the Phoenix, AZ area and into a more rural/smaller town environment. Our idea of a smaller town is 100,000 - 500,000 people. We will have children very soon and are very interested in school systems and quality of life for the children.
My job allows me to work from anywhere, so employment is not a concern. We are able to afford a home up to about $1 million. We would like to have a few acres for the kids to run and to plant a large garden.
If you were in my shoes, where would you look and what would you buy?
If you need air connections, then look at Oldham County. There are some great homes here and its a buyers market. Some of the best public schools in the nation are found here. Mild winters, close to everything. 30min to Louisville International Airport (UPS has its Worldhub there) so it can handle every modern airplane including the current upgrades to accept all weather use by Airbus A-380. 75 minutes to Cincinnati International (huge Delta hub).
Keep in mind a million dollar home here is way more home than a million dollar home there. My brother in law lives in Scottsdale and his home is about $1.5M to $1.75M+ there, same home here in my area, $300K-$400K maybe.
It depends a lot on your preferences. Like Davart said, $1mil will cover a lot of very nice homes on several acres.
How close do you want to be to larger metropolitan areas? Do you prefer open, rolling farmlands or more rugged, forested hills? Do you want to be nearby any lakes, state parks, etc? Do you want historic "estate" homes or newer construction with modern features?
Actually, the population limits you described would cover the largest cities in Kentucky (Louisville and Lexington). However, neither of these have a rural feel until you get to the outlying areas, and neither have a "small town" atmosphere. Near Louisville, I would recommend Oldham or Shelby County (although I don't know much about Shelby County schools, Shelby County has some very nice property especially around the Simpsonville area). In the Central KY area (near Lexington), I think Woodford County would be your best bet - well rated schools and beautiful multi-million dollar horsefarms - really gorgeous scenery and a family-oriented town with rec center, etc, and close to amenities in Lexington and Frankfort.
I'm not that familiar with many other parts of the state, so if you don't need to be near a larger city area, then hopefully someone else can point you in the right direction.
