Howdy folks, thanks for having me . . .

My wife and are moving to the area to be close to grandkids (Seymour) and want to buy a place with 10 or more acres that is immediately adjacent to public land for horseback riding (don't want to trailer)

We'd like to stay within 45 min or so of Seymour, and have been considering Newport, Cosby, Walland & Townsend. I'd also like to be within an hour or less from V.A. Hospital, if possible.

Townsend seems pricey and crime-prone.

We'll be in Greeneville for a while, so have a "home base".

We're country folks and like to hunt, fish and shoot; not into "developments/gated communities", etc

Any and all suggestions will be very greatly appreciated

Thank you!

Townsend is crime-prone? What?

Do you mean Newport?

No, Townsend; according to the statistics, theft and burglaries are much higher than average

Do you have a link to these stats? I'm interested in the areas near public land as well so it would be good to have it in comparison to other locations.

But bear in mind that when the population is that low the results can seem skewed. Some years it seemed like high crime and some years it seemed quite low. Also, the area is next to a tourist area and a case can be made that Townsend is a tourist area. Look at Sevier County. Crime rates are through the roof. But when you take into account all of those people and all of those stores you realize that the place isn't Detroit.

To sum up, Townsend is a sweet, sleepy little community next to the Smokies. Period.

Apologies for defaming Townsend. I was just looking at the bottom of the graph, not thinking it was based on "incidents per 1,000 residents"

I'm just trying to find a place to live, guys, not stir up a hornet's nest...

I'll see if I can edit that first post (I'm new at this, and not handy on a computer)

No, no, no! Don't edit the post. All questions are valid and if you asked it, someone else might be thinking it, or someone else will come along and have the same question.

We're here to help and answer questions.

Honestly, Greeneville might be a good fit for you. The VA hospital is in Johnson City so anywhere around there would probably be better.

Thanks for that; appreciate it.

I have a place already rented in Greeneville that borders CNF to use for a home base while searching. Just trying to get a bit closer to Seymour, where my horse-crazy grandkids are

My best guess is that those crimes in Townsend happened in the rental cabins too. If you want to be within an hour of the VA and close to the kids in Seymour then I am sorry to say: "You can't have your cake and eat it too". You can have one or the other.
