I am movning to Knoxville from Virginia Beach at the end of the month. I have been looking online for houses and have found some in these neighborhoods. Can someone please tell me if these are nice areas? Any info would help.

Shannon,

Congrats on moving to Knoxville. I hope you find it pleasant and accomodating here. You're actually comparing apples to apples, which is good. Meaning, all three sundivisions are a good comparison to each other in home styles, lot sizes, and ammenities. This makes for easier decision making if you do decide to further investigate these areas. A quick breakdown of the stats from the three:

You definitely have a lot of options to browse through. Meadows of Millertown will be a little older and more developed than the other two (by old, I mean mostly built in 2003-2006, so not actually old). You got 11 currently on the market in this development, at an average price of $184,000, a little lower than the other two. Most all are around 2100 sq ft or so on average. There is no HOA as to my knowledge, and you're only paying county taxes. Obviously it is located off of Millertown Pike, so northeast in the Knoxville metro scheme.

Shannon Valley Farms is a little newer. You'll find a lot or most of the 16 active homes built or finished in 2008. Your lots and homes are very similar in build and size. There's a $265 annual HOA, so that needs to be budgeted when looking. This is the highest priced of the three by average, at $216,000 for the current listings. Taxes again are county only. Located off Tazewell pike through Fountain City, probably the closest in proximity to actual Knoxville.

Carter Ridge also has most of the 11 available homes completed in 2007 or 2008. Lots and homes are similar as well. HOA is less, at $120 annually. Located off the Strawberry Plains exit, it's extreme east of the Knoxville metro, and slightly close to more rural land, but a short drive into town. Average of the homes listed is $208,000, so in the middle of the road price wise.

All three are good options for relatively new to brand new construction homes. Similar homes out west will be priced considerably higher, so there is a price reduction for the location. As mentioned, all neighborhoods will be very similar in comparison, so probably the one that fits your geographic liking the best will have various options to look at. Lots aren't the biggest, averaging from around .25 to .35 acres, but that may or may not be a concern for some. If you have children, there is the nieghborhood feel apparent in these, so something to keep in mind. Hope this helps, and I'm sure people will chime in with personal opinions and experiences. This is just the house data.

As with all moves, some places are nice to certain people for particular and varying reasons. When describing nice, what is your criteria? Certainly all three having newer homes will fit the quality bill for most. Any other important concerns, such as safety, schooling, convenience to shopping, eating? Again, best of luck with your move!

I live in Shannon Valley Farms. If you have specific questions, please feel free to ask/DM. I would add that the "average" price is a little misleading...as you've got one area of homes within the subdivision that consists of houses that are much more expensive than the other area.

Very true mjb, thanks for pointing that out. As always an average is just that. An average. Obviously high and low outlyers can skew the numbers a bit. There's 5 under $200, 5 between $200-$220, and 6 at $230 and above, up to $269,000.

Correct me if I'm wrong, but I believe SVF to be the only one with a neighborhood pool as well. This might explain the higher HOA fees.

One note I forgot to mention...I'd be careful when dealing with the guys that sell at Millertown and Shannon Valley Farms.

I've inspected several homes in MM and SVF, but can't comment on how the builder deals with the people. I'm not in that loop, I just inspect them.

MJB,

Anything in particular to look out for? I'm always curious and interested to hear of any shady or unethical practices out in the field. Obviously, any illegal practices need to be reported to the board to protect buyer interest.
