I'm sure this topic has been addressed hundreds of times but...my family and I are looking at taking a job near the university area and we are looking for a safe, affordable, but newer neighborhood (in that order).

I'd like a reasonably short commute to the university area but can someone tell me where most of the growth is headed? Or if there is an area that we should avoid due to crime or overgrowth?

Well that's tricky. We'd prefer to be on the low end of a nicer neighborhood. So when I say around 170K, you could give or take 100K to that price. Does that help?

You mean between $70,000 and $270,000?

The bottom of the range is probably closer to 120K. So 120K-270K.

Yes I have kids...but at this point I am most interested in general areas of Knoxville that are seeing growth, that aren't rundown or overgrown, and are not dangerous.

Not to be ridiculous, but most of Knoxville is seeing slow, steady growth. We usually do. We don't get the highs and lows of most places. For instance we didn't really see the boom but we didn't really have the crash.

With a price range of $120 to $270, you can go anywhere in Knoxville. You said you are looking for newish communities, and of course that gets you farther out of the central, and UT area. I guess that West Knoxville and Farragut would have the most newer subdivisions. But, once again, there are newer communities all over and even fairly close in, such as the Northshore and Rocky Hill areas. Of course, some of those are going to be in the higher end of your price range and out of it, too.

Clear as mud, eh?

I would recommend something in the Northshore or Bluegrass area. Good schools, lakes, parks, neighborhoods from the 70's to brand new. Will put you closer in than Farragut. Ten mins from downtown on the interstate or a pleasant, scenic 20-25 mins on secondary roads (Northshore to Lyons View Pike to Kingston Pike, one of my favorite drives). Also, quick access to Pellissippi Parkway that will put you in Maryville or Farragut in 15 mins or less. Plenty of west Knoxville shopping in the area.
