LLV Resident and htiii, I glanced at the deed this morning but don't understand it given the context of Carmel and Bass's having a personal guarantee on a portion of the golf course loans (if true). Why would Wells let them off the hook for The Falls for $1M. I'm on a plane this morning and will read more carefully.

There is currently a lawsuit filed by Carmel against the City of Henderson for these water rights. All of LLV is basically a mini-ecosystem within itself. This includes all of the ponds/lakes within the courses as well as LLV. To keep the eco-system healthy, a certain amount of water has to be pumped into and then back out of the lake.

The judge on the matter ruled on 2/10/11 that Carmel can get it's water meter. However, the judge also ruled that it cannot be to the detriment of the Lake. So, the city and Carmel and others involved in the litigation have to provide a plan to the judge by 3/31/11 as to how to create this balance.

Again, why-o-why does Carmel even care about this? Just sell them and move on. Geez. Guess it's the big stick theory.

LLVGolfer, it's pretty black/white that courses were sold for 1 milllion each via a trustee sale. Baffles me how/why Wells Fargo would sell that debt for so cheap? Goes to show that bad decisions our banks continue to make.

Has anyone seen if the courses are still being watered?

I wondered if this watering was a daily or regular thing or just a random watering as mentioned in #81.

I haven't seen any watering on Reflection Bay since last Saturday and Sunday. I have noticed a maintenance truck or two roaming in the meantime but no watering.

At the Falls course, there has been sporatic watering that started a couple months ago, but very infrequent...maybe once every week in the early morning. Also saw a mowing vehicle on the Falls the other day doing some spot mowing.

@Ecco... thanks. I'll be in the village this weekend and see if I can find out more info. I'll try to get by the casino on Monday for an update on the construction. Memorial Day weekend is still the planned date. However, I've not seen any press releases for that.

@Rebel Hoorah!!! Thanks for the update on the watering.

I spoke to Julie the commercial realtor this morning for some updates in the village. The Las Cafe Coffee House will be opened on/by April 1st. Pup Cakes, the gourmet doggie bakery and boutique will be opened within the next 2 to 3 weeks as well.

The full-service grocery is still moving forward with an anticipated open date of May 1. I stressed to her that in order for the store to be a success the prices HAVE to be competitive and a full assortment of items. She assured me they would be competitively priced and that there will continue to be liquor there as well.

Julie informed me of 2 other new/exciting tenants that she is in the process of negotiating their leases. Once I have the information, I'll report that here asap! The description sounded really great for Lake Las Vegas Village.

The casino has all kinds of trucks in front and lots of activity going on inside. Opening date is Memorial Day weekend. Not sure why the press release hasn't been made to the media yet. But, this is happening.

I was informed that the beer-fest last weekend sold 3,800 tickets!!!!

Lots of positive things happening in the village. Things will be so much better this summer!!!

Im so happy to hear that! My Partner and bought a Condo in the Black Mountain area... When the Casino is open we will come often!!

Will visit probably tomorrow! Went there last Summer and it made me so sad to see such a beautiful area to be dead...
