I have been looking at Skypointe and Mar-A-Lago condos largely because of the owner occupancy rental restrictions which will make those places both easier to finance as well as make them a nicer place to live when you don't have so many investor-owned rental units around you.

Are there any single family home subdivisions selling small homes under $100K with low HOA fees in areas similar to Centennial Hills and Desert Shores that have resale policies in effect to prevent overbuying by investors?

I don't think Nevada allows HOA rental restrictions which is really too bad because you are right- too many renters and a bank won't touch the place.

Yes there are other properties that the hoa's are regulating the amount of renters, either you or your realtor will have to do due diligence and find you those properties.

Why do you keep responding to Navada-specific or Las Vegas-specific questions from your home in Georgia when you've shown over and over that you have no idea what you're talking about?

I am not aware of any single family development limiting rental use. Note that the builders are pretty hard up for clients and ain't about to turn an investor down.

Maybe upscale a ways you could feature it for yuppie appeal...be tough at the low end.

You might see it happen after the 75% sold mark is reached and the owners take over the association. I am doubtful though. The ones who have developed the restriction generally were heavily owner occupied and threatened by increasing investor penetration. That is unlikely in a new development where investors were active early on.

Sky Pointe does not have rental restrictions.
There have been many Sky Pointe condos for rent on craigslist. I have seen a few being sold as investment properties on Loopnet.
If investors take over the place, the development will lose it's FHA and VA loan eligibility.

skypointe DOES have rental restrictions.. only a certain percentage can be rented out and they are at that percentage..

If that's so, they aren't enforcing the restriction because there are more rentals being listed and more units being sold as investment properties right now with no end in sight.
Otherwise, maybe they had restrictions in the past and lifted them recently.

if the unit has been rented previously, it is grandfathered.
