Canyon Gate is a nice area. No garage would be a non starter for me.

Those are conversions. The HOA fee is always too high in those for some reason.

Place converted from apartments to condos at exactly the wrong time. Crushed with foreclosures as most bought as investments. Looked there two years ago, glad I didn't buy there. I think the HOA fee is high because they are live person guard gated.

Great location, near shopping, dining and entertaintment. High HOA fees and the property has seen better days. Lots of vacancies then, I would think it is still the same way now.

Does anybody have any updated info on this condo community? I see a bunch of threads similar to this one from 5-10 years ago but not much more recent.

Similar to the posts from back then, I'm seeing a bunch of listings in this development with prices ranging from $120-130k for 1 bedroom units and $150-170k for 2 bedroom units. Some of these are described in the MLS listings as part of a "bulk portfolio sale" and have been on the market for >100 days and some have just recently been listed as normal listings. HOA fees are a bit high at ~$315 or so per month. Visually, at least from the outside and based on the pictures of the common areas, it looks pretty attractive and the location seems great to me. Other than the high HOA fees, is there some kind of "catch" here? And if not this, does anybody have any recommendations of any other similar types of condo properties in this same area of town?

I'm looking for a place to buy as a primary residence and possibly keep as an income property down the road.
