When buying a condo should you have a home inspection if so what are the costs.

I always have a property I am considering inspected. Find a good inspector and ask a lot of questions. Make sure there is a contingency in your contract that lets you back out if the inspector finds problems.

Look for things like energy efficiency too.

And find out if the HOA is underwater and is going to have to collect big dollars from the owners.....meaning you.

Cost is usually a couple hundred bucks. Small change if they save you from making a big mistake!

Is there a problem getting inspections that include thorough checks in attics during summer? I can imagine them saying it's too hot to spend time in the attic in July and August.

Depends on the home inspector. Some can be lazy and say the roof was unaccessable or the attic was too hot to do a safe inspection. Others take it their jobs seriously and do it well no matter rain sleet or hail.

An inspection is especially good during the due diligence period because if they find anything, you have the opportunity to to back to the seller and get them to rectify the deficiency or ask for a reduction in price associated with getting the deficiencies fixed. Sellers usually will fix things that are safety issues ... other issues they'll probably tell you to take it or leave it.
