Can Single family homes be found where you aren't responsible for your front yard up keep? If so where are they located? Or how do you run a real estate search to find them?
I like townhomes for that reason but I don't like the idea of sharing walls with neighbors.

Any house will fit your criteria -- as long as you employ a landscaper. Outside of retirement communities, I don't know of any houses where yard maintenance is built into the HOA. They may be out there. But I've never heard of any.

Yes there are some. At least parts of Spanish Trail and at least some of the units in Cheyenne Hualapai also known as Shadow Hills. Americana West Village. Santa Barbara in Summerlin.

Hard to search. Try patio homes...but that will work only on some.

There is no suitable field in the MLS that I know of...

Wouldn't it be much easier to just factor in the $40 bucks a month the routine landscaping is going to cost you? Then you can choose any SF home you want.

I'm sure you could write "HOA fee" in the notes of your check to a landscaper....they won't mind.

Is it only $40/month for a landscaper? Is once a month often enough not bi-weekly?

Bi-weekly. $40 for the front yard only, probably cheaper for the front if you bundle the back yard into it. Most front yards entail pulling a couple weeds, checking the sprinklers a few times during the summer, and occasionally vacuuming up some leaves if your HOA is picky (otherwise the wind takes care of that).

I do my own. Gives me something to do and my front yard takes about 45 minutes of total maintenance per month (2 big trees, 3 big shrubs, a dozen smaller plants, drip system, little bit of fake grass).
