In Manhattan, this money is a nice 2-3 BR condo, maybe 2000 sqft.

And I'd rather have the 2,000 sqft. Manhattan apartment. Supply and demand.

For some reason, as pretty as it is, my eyes could only see the thick dirt in the bottom and seats of the hot tub. Doesn't look to inviting to me.

I saw that also. The hot tube itself looks out of place. A flushed tube would look much better.
