It's done a lot in older homes in the Phoenix area, too, with carports and garages.

I've taken long walks all over the near east side (as I live there), and way too many in this area of town have converted their garages to living spaces, which leaves their cars unprotected in the driveway or along the curb. Granted, the houses in this area of town aren't the most spacious, and with a growing family, it doesn't surprise me that they convert their garage into an extra bedroom, but I would never buy one of these houses, as I must have a garage.

And given the little space between the houses, and the abscence of alley's, at a later time, there's no room to build a separate garage if you wished to do that.

Think twice about conversions as far as resale value!

actually need it converted to have a couple hired people come do some part-time e-commerce shipping without being all up in the house...a garage is kind of ugly work space, want it to feel a bit more cozy for them.

Actually I saw a lot of garage conversions where I grew up. But then again, they didn't have to worry about getting into a car baking in the sun and 110 degree heat (although snow could be an issue.)

There are actually a few of these around or you can do it yourself. Generally easy to get the AC there if it is a single story. I have also seen window units in wall sleeves used for the same purpose.

Note that garage conversion is an old and common Las Vegas thing. I have never seen it elsewhere but some of the older neighborhoods are 1/3 or so converted.
