Hey locals.

I'm wondering what you guys consider the bad parts of vegas, or maybe the lesser desireable areas to live in. How do you guys feel about Sunrise. I hear its best to stay on the western side of 515. What are the pros and cons of living in lower sunrise/northern whitney?

Yes!

Specifically 89142. It looks like the southern part of that area code is a bunch of mobile homes though. Huh.

No I won't. I've answered this question many times. I have given detailed pros and cons to Sunrise -- several times. I have even written one of my failed "zip code guides" for 89142 -- I have property there.

OP can get with the program and learn to use the search function.

We have friends who are moving out here in 3 weeks and they had us look at houses for them. We looked at 6 yesterday, and they put an offer in on one on Wyoming Ave (which is in 89014, next to 89142). Not a bad little neighborhood, convenient to the freeway, etc. House was actually very nice. Not the type of house I would buy, as I prefer the "cookie cutter" 2-stories like we have now, but for a younger couple, I must say, I was pretty impressed. I hadn't been in that zip code much, but it was nicer than I expected.

I would tell your friends to try for something in 89122, 89110 or 89142 before heading to 89014. I would MUCH prefer to be east of Boulder Highway.

They got quite a bit of bang for the buck with this particular house. Corner lot, pool, hot tub, 4 bedroom 2 1/2 bath, 3 car garage with a 4th for storage.. for under $150K. The entire place had just been redone, so all they need to do is buy their appliances and they are good. The neighborhood was very well kept for a non-HOA place, and the cars were mid-range (I always look at the cars in a neighborhood first to get an idea about it).

And the house is well to the East of Boulder Highway, between Lamb and Nellis. Again, not a neighborhood I would have even considered, but it wasn't as bad as I had anticipated.

If I'm not mistaken, all of 89014 is west of Boulder Highway. At least that's how all the zip-code maps have it. The east side of Boulder is 89011.

Even better to find a well kept neighborhood with NO cars on the street or in the driveway. Usually this is due to neighborhoods with homes that have 3-4 garages. Which is a good sign that nobody is sleeping in the garage. Or at least using their garage as a storage unit.
