Whats the average earnest deposit on a $185,000 home? My realtor is asking $4,500. Do any of you think this is high? Thinking about ditching this guy.

Is there a new wave of foreclosures hitting the market? I have noticed that one of the auction sites that I follow had four times the number of listings this month compared to the average over the last six to eight months.

Noted an uptick in available mls inventory (~1k increase). Can't tell if these are from foreclosures. That's added ~1 wk's inventory.

I've noted a steady drop in "at risk" owners ie those with foreclosure filings in my zip. Still high on the short sold but can't close category.

I just think that there is a new wave of homes not selling since the $8,000 tax credit is gone. My realtor is emailing me homes that were not available a couple of months ago(I assume in escrow or something) but now are.

Your realtor doesn't set the EMD it is set by the seller, sometimes you can negotiate the EMD with the seller.

This is a good example how the banks don't want to cooperate with the home owner in trying to help the home owner modify their loans.
It is interesting if a bank doesn't show up to mediate the home owner can stay in the home and the bank can't foreclose. Why would the bank do that is my question as well?
