The gubmen could ease the pressures on homeowners instantly and easily by mandating that dues to all HOAs be voluntary.

HOA's take care of allot of the common area's in communities depending on the communities that can include the roads, pools, gates,landscaping, security etc and by making it voluntary would cause some home owners to reap from the benefits of these amenities while others pay for it.
Also the hoa's enforce the rules and regulations if you didn't have that there could be all kinds of things going on with the different properties not all home owners take care of their yards, or homes, and that brings down the value of the neighborhoods.
Even so if it were voluntary no one would pay that the community would suffer. HOA's are more than a board it serves a very important service and as a home owner you are part of the HOA like it or not.
When a person purchase a home they should always read the rules and regulations thoroughly before going through with the sale to make sure if they can live with the rules and regs and that the there is enough in the reserves to take care of the common area's, and to see if there is litigation and if the litigation can effect you as the new home owner.

HOA's whether you like them or not have a purpose and it's not to make peoples lives hell. Unfortunately there are some HOA's that do just that but without them you would see your taxes go up if your in a gated community since those hoa's maintain the roads and side walks. And you could end up next to a property that has cars parked on the front yards,just to name a few things that hoa's do for home owners.

I HATE HOA's BUT if ya dont like em dont buy a home in one.....if you buy a home in one, pay your friggin dues and obey the friggin rules.

...but look at all the neighborhoods without HOAs. Nobody wants to buy a home in those areas. How can someone love a nice, clean, organized, well kept neighborhood but be anti HOA?

The neighborhood is that way BECAUSE of the HOA.

-Historically low interest rates
-Very low prices on land

The only question is whether these conditions will remain for much longer into 2013. IMHO, there is plenty of knowledgeable people saying AB 284 restrictions will be less stringent but demand is strong so I think this inventory will be absorbed. Plus the banks aren't stupid and they won't release it all at once. The only reason interest rates will rise is if the economy picks up which looks possible but that will take away the recession threat.

Case-Shiller Oct. housing numbers are out today.

"Las Vegas posted an 8.4 percent one-year gain, and a 2.8 percent increase from September."
