I found some new ones that fit my needs for 180k-210k

There is no hoa, but there is a road upkeep fee of 63 a month. I have no desire for an extravagant house, nor do I want a massive mortgage payment.

I like everything about new except the premium. BUT, it's really not much more than an equivalent used house. As you said it has all energy efficient new appliances, better windows and insulation. No one has peed in the carpet or air vents, no animals have poohed in a corner somewhere. No stains on the carpet. Warranty.

Any suggested new house neighborhoods near the auto mall I should check out?

So in one year over-all vacant housing has dropped from 10.9% to 9%. That's pretty good considering new housing construction.

Check further. Any home with a $63 per month fee has an HOA. I would be very skeptical that you will find anything in Henderson that was built in the last ten years that does not have one. YOu rarely see homes in the county without an HOA...but nothing in Las Vegas or Henderson.

Tell me the tract name and I will tell you for sure.

There are a few limited HOAs but they tend to cost around $10 per month.

Have you tried to qualify yet? the new rules knocked alot of people out of the market...

Even though i paid up, in 08 it was easy...

Now you need 2yrs employment in the same field, larger down, etc..
