That just means if nothing new comes on the market and the demand level was to stay the same, it would all be gone in 12 days.

Obviously that isn't the case since new homes are coming onto the market and demand isn't constant since some of the available homes are garbage or overpriced.

Well priced homes are getting multiple offers within the first couple days right now.

No matter how much shadow supply is being withheld by the banks, that is still obviously a ridiculously low amount of days on market. How does that compare to D-O-M during the boom years in 2005-6?

Las Vegas new-home prices rise - Business - ReviewJournal.com

Did they rise at all last year at this time? Anyone know?

I don't know for sure, but I'm guessing "Hell no!" My house has been dropping in value since 2009 until last month. Recently Zillow has emailed me updates that say it's rising.(Not by much)

Why, why, why, didn't I sell this place when someone was willing to pay a $250,000+ price-tag for it in 2006? And why didn't I buy LV Sand's stock when it was less than $2.00 when the bust hit? I really considered both options based on instinct and disregarded them.....

Do as I say, not as I do.

If you would've sold for 250k in 06, where were you going to live? Unless, you moved out of Vegas or became a renter, you would be in the same situation if you bought.

well the avg rent in santa barbara from 2006-2012 is 1700.... so.. you would've thrown away 115k.... granted the homes here lost huge value, but you still have something.. plus add in the mortgage interest deduction, and you were losing 130k plus

Thanks for trying to make me feel better, Airics, but I was one of those tools who took out seconds to put in a pool, and wood floors because I didn't trust my own instincts in 2005. I pay almost 1600 a month for a house appraised at less than 100k.

All other things being equal, I think the rental in SB was the better life-choice option. Beach = good. I am usually my own worst enemy.

On the positive side, I'm grateful I can still afford my place, and have a good job. Lot's of people can't say that, and I'm not immune to their pain.
