While I like that area of Henderson, the run of Charleston between the beltway and Rampart has a lot of the same feel.

Well, the house on my street that is similar to ours(mirror floor plan) but not upgraded and has a smaller lot just sold for about 80k more than what we paid for our home.

Are prices going up all over the valley?

( I haven't read this thread for the past 20 pages or so)

Zillow has been all over the place for my neiborhood since late last year. I figured the best source to evaluate the current market(at least for my neighborhood) would be to look at the most recent homes that sold, in real time. Plus, I don't think Zillow can keep up with the current market.

There are two more homes for sale in my neighborhood for ridiculous prices right now also. Let's see what happens.

I wanted to share with you what is happening with prices for single family homes in the Vegas valley. The law of supply of demand there are more houses coming on the market compared to how many willing and able buyers for those properties.

There may be more houses sitting on the market, but apparently not enough to keep this developer from breaking ground on a new master plan community in Centennial Hills Areas. 9,000 new homes..WOW!!

@Kitchen - I don't understand why there is any building going on. There is still a backlog of 62,000 houses in the foreclosure/short sale pipeline. If I was a builder I would not touch the Las Vegas valley for another 5 years until that backlog was reduced to almost nothing.

I know! I'd much rather see people buying the empty and distressed homes here in town and getting rid of them rather than buying new.

BUT, after spending a few weekends accompanying family on new home scouting trips around the valley, from what I witnessed, new homes seem to be selling in a big way. Not only the large amount of foot traffic through these model home sales centers, but when you look at the home builder's maps of sold homes in each community, it's quite astonishing to see so many sold already! I remember one weekend we were up in Summerlin, in the new home sales center off Charleston Blvd, west of the Beltway.

There were so many people going in and out of, and IN the sales center of one of the new communities, we had to wait a few minutes outside just to get in the door! And those homes were in the high 300,000's for just the basic house! And those small, small lots.

All I can say is if they are building them on those 3500 sq ft parcels, they can keep them. Absolutely horrible idea IMO, but, they are selling that way and most people don't seem to care that you can literally reach out and touch someone, lol.
