I don't know why you are excluding Henderson. There are nice properties in your range. Good luck in your search.

I often hear that Henderson (especially Green Valley Ranch area) is very similar to Summerlin but slightly cheaper. We like the areas there near the District which is similar, though smaller, to DTS.

89052 is very nice. I rented in the area for a month while looking for a house to buy. There are a ton of restaurants and all the shopping options (Costco, WalMart, Target, Lowes, Home Depot etc) very close by.

I’ll add Henderson. I saw a comparative video on YouTube if Henderson and Summerlin and like Summerlin more, so I was looking at areas closer to there.

People seem sold on Henderson and Summerlin. I guess the next tier would be Centennial Hills and maybe Aliante? Someone recommended far northwest Vegas. I’ll be staying in far northeast Vegas. I arrive Tuesday.

I would look in Centennial Hills and see if you like it. I am not a fan of Henderson, I do think it is a matter of perspective, but it feels so far away. If I could afford it, I would definitely live in Summerlin. I love the higher elevation and nice landscaping. I've heard the HOA is a PITA and you have high fees. I'm guessing landlords pass that on to renters. If you want a pool and that size of house, I think Aliante is a good choice. You get the nice feel of Summerlin, but more house for your money.

You can definitely find what you're looking for in Aliante, North Las Vegas and NW Las Vegas. All very nice and less congestion than elsewhere. Trying to get a house with a pool in your price range will be harder to come by.

Our budget was $1500-$1800 and we got a four bedroom two bath house for $1750 in Aliante. Only like $100 more than what we were paying for an 860 sq foot town home in Portland. I did look at the $1500 3 bedroom houses and they go fast. Only found one with a private pool and two places with a community pool.

There is a local website realtors use that lvmench shared with me so I could see what I'd get for the money. You put in your preferences and see what's available in certain areas. I got hundreds of listings for rental houses in the North over a period of months. Then narrowed it down and flew in to look at them and the area. Pretty happy with where we ended up.

Have you heard of Redpoint Square in Summerlin? A new village developing, supposedly more affordable than other areas of Summerlin. Great location.

Thanks, for the info. I did look into Summerlin, I can afford the townhome pricepoint, but I prefer a SFH. I found a house in the NW, I am happy with!
